How Can You Pay for a New Roof in Hudson?

You can pay for a new roof in Hudson with savings, an insurance claim if hail, wind or another covered loss damaged it, a home improvement loan, or a state or regional repair program if your household income qualifies. With a 1,500 sq ft roof running roughly $11,500 to $20,000 as a Twin Cities range, not a quote, most owners combine more than one of these.

Every route starts with knowing the price. Lenders, insurers and repair programs all ask for a written roof estimate that lists the work and materials, and we provide one after inspecting the roof. We do not set the terms of any loan or program; the lender or agency does, and they decide who qualifies.

Every lender, insurer and repair program will ask for a written estimate before it pays anything.

Which Roof Loan Programs Can Hudson Homeowners Use?

Hudson homeowners can use four public programs that pay for roof work: two WHEDA loans made through participating lenders, and two programs limited to lower-income households. Program status changes often, so confirm with the program before you apply.

ProgramWhat it offersWho it is forWhat to know
WHEDA Home Improvement LoanLoans of $10,000 to $50,000, with up to $500 toward closing costsWisconsin homeowners, through WHEDA's participating lendersNo rate or open status is published; ask a participating lender about rates and who qualifies
WHEDA More Like Home Repair and Renew LoanLoans up to $50,000 for homes built at least 40 years before you apply; roof repair or replacement qualifiesOwners of homes at least 40 years old, through participating lendersThe 0% forgivable part has run out, but a lower-than-market rate loan is still offered; some lenders have stopped taking applications
Regional Housing Rehabilitation Program (Chippewa County Housing Authority)0% loans, deferred until you sell or move out, up to $100,000; roofing qualifiesLow- and moderate-income households in St. Croix, Pierce, Polk and seven other western Wisconsin countiesIncome-limited; call 715-726-7933 to ask whether funds are available
USDA Section 504 Home RepairLoans up to $40,000 at a fixed 1% for 20 years; grants up to $10,000 for owners 62 or olderVery-low-income households in USDA-eligible rural areasIncome-limited; most of Hudson and River Falls are outside the eligible area

Wisconsin's Weatherization Assistance Program, run for St. Croix, Pierce and Polk counties by West Central Wisconsin Community Action Agency, covers insulation, air sealing and heating work for households up to 60% of the state median income. It does not pay for a roof.

We inspect the roof and put the work, materials and price on paper for your lender.

Which Roof Programs Are Limited by Income?

The regional housing rehabilitation loan and the USDA Section 504 program are the two roof programs limited by income: the regional program serves low- and moderate-income households, and the USDA program only very-low-income ones. For the two WHEDA loans, the participating lender tells you what income and credit rules apply.

USDA Section 504 has a second limit that rules out most Hudson-area homes: location. USDA's 2023 map change made the Hudson and River Falls areas ineligible from October 1, 2023. Outlying villages and towns such as Roberts, Hammond, Baldwin, Woodville and Ellsworth may still be eligible, and USDA's eligibility map shows whether your own address qualifies. The grant part is only for owners 62 or older and must be repaid if the home is sold within 3 years.

Will Insurance Pay for Your Hudson Roof?

Insurance will pay for your Hudson roof when a covered loss such as hail or wind damaged it, covering the cost to repair or replace the damaged part of the roof minus your deductible, but not when the roof is simply worn out. Wind damage is paid for the part of the roof the wind damaged, and the insurer is not required to replace the parts that were not damaged.

How much you receive depends on your policy. Replacement cost coverage pays to repair with materials of similar kind and quality without taking off depreciation, while actual cash value is the replacement cost minus depreciation. Full replacement cost coverage requires the home to be insured at 80% to 90% of its replacement cost, so check your declarations page before you file.

A worn roof can also cost you the policy. An insurer may refuse to renew because of a home's condition, including a worn-out roof, and some give six months to a year to make repairs. With your consent, our roof insurance claim help means we discuss the damage with your adjuster and submit our estimate, and our hail damage roof repair fixes what the claim pays for.

Think storm damage could put your new roof on your insurance?

We inspect the roof and give you a written estimate of the storm damage for your claim.

What Payment Offers Should Worry You?

A payment offer should worry you if a contractor promises to pay or rebate your insurance deductible, offers to negotiate your claim for you, or wants money before giving you a written contract. Wisconsin law forbids the first two, and a written contract is required whenever payment is due before the work is finished.

  • A promise to cover, rebate or discount your deductible, in any form
  • A contractor who says they will represent you or negotiate with your insurer
  • A deposit asked for before you have a signed, written contract
  • A door-to-door sale with no notice of your right to cancel within three business days
  • Pressure to sign before your insurer has decided the claim

What Rights Do You Have if a Roof Claim Is Denied?

If any part of your roofing contract is to be paid by insurance and the claim is denied in whole or in part, you can cancel the contract until midnight of the third business day after you receive the insurer's written notice. The contractor must return every payment and deposit within 10 days, except the reasonable value of emergency work you agreed to in writing.

Before you sign, the contractor must give you a statement asking whether the work is tied to an insurance claim, and attach a cancellation form to the contract. Before you borrow, know how to hire a roofer in Wisconsin and what goes into a roof replacement from the deck up.

Roof Financing FAQs

Does Hudson Roofing Pros Offer Roof Financing?

Hudson Roofing Pros does not set loan terms; lenders and public programs do. We give you the written estimate a lender, insurer or program will ask for, and you can call us to talk through the options.

Is There a Grant to Replace a Roof in Wisconsin?

Of the programs open to Hudson-area homeowners, only USDA Section 504 offers a roof grant, of up to $10,000 for very-low-income owners 62 or older, and most of Hudson and River Falls are outside its eligible area. The regional housing rehabilitation program offers 0% deferred loans rather than grants.

Can I Use a WHEDA Loan for a New Roof?

Yes, WHEDA's Home Improvement Loan offers $10,000 to $50,000 through participating lenders, and its More Like Home loan covers roof repair or replacement on homes at least 40 years old. Ask a participating lender about current rates and whether it is taking applications.

Will My Insurance Pay for an Old Roof?

No, insurance does not pay to replace a roof that is just worn out; you pay for that. It pays for the part of the roof damaged by a covered loss such as hail or wind, minus your deductible.

Can a Roofer Pay My Insurance Deductible?

No, Wisconsin law bars a contractor from paying, rebating or discounting any part of your deductible to win the job, including through gifts, credits or referral fees.
